Step 1: Enter Your Property Details
Enter your property address, parcel number, current assessed value, property type, square footage, year built, and state. This information appears on the cover page and is used to contextualize your evidence.
Step 2: Add Your Comparable Sales
Enter 3–6 comparable sales. For each, provide the address, sale date, sale price, square footage, year built, and any notable differences from your property. The generator calculates price per square foot and the median adjusted value.
Step 3: Add Property Context Factors
Check any condition or location factors that apply to your property — deferred maintenance, flood zone, busy road proximity, etc. The generator adds these to the packet with typical value impact ranges.
Step 4: Generate and Download
